Yes. If you’re able to attend, I recommend it. Your inspection is a great opportunity to see the home through your inspector’s eyes, ask questions and learn how the major systems work.You don’t need to follow me room-to-room the entire time, though. I’ll do the detailed inspection first, then we can review the important findings together so you leave with a clearer understanding of the home and what deserves your attention.
Absolutely. Please tell me about any specific concerns before the inspection starts. If there’s a leak you’ve noticed, a room that smells musty, a crack that worries you or anything else that has your attention, I want to know.I’ll still inspect the home as a whole, but knowing your concerns helps me make sure we give those areas the extra attention they deserve.
You may want a mold inspection if there are musty odors, visible staining or suspected growth, past or current leaks, flooding, elevated moisture or persistent dampness in the home. Mold often follows moisture, and hidden growth can sometimes be present even when you can’t see it. The EPA specifically notes that musty odors and a history of water problems are reasons to investigate further.One important distinction: if mold is already clearly visible, testing isn’t always necessary. The bigger priority is identifying and correcting the moisture source and determining the extent of the affected area.
You may not know just by looking. Signs can include mud tubes, damaged or hollow-sounding wood, small holes, wood debris or discarded wings, but activity can also be hidden inside or behind building materials.A Wood-Destroying Organism inspection looks specifically for evidence of insects such as termites, carpenter ants, carpenter bees and wood-boring beetles, as well as related damage.That’s why I’d recommend it when buying a home, especially if there’s a history of pest activity, moisture or visible wood damage. It may also be required for certain real-estate financing.
