Bellwether Home Inspection (“we,” “us,” “our”) provides licensed inspection services in Pennsylvania, New Jersey, and Delaware. Services We perform property inspections and related testing as described on our website. Inspection results reflect property conditions at the time of the inspection only and are not predictions of future performance. Add-on services (such as radon, sewer, or mold testing etc.) are optional and separately priced. Payments & Scheduling Payment is due at or before the time of service unless otherwise agreed in writing. Appointment times may vary based on property access, weather, or safety considerations. Cancellations made less than 24 hours before a scheduled inspection may incur a fee. Reports & Liability Inspection reports are prepared for the client named on the agreement and should not be relied upon by third parties without written consent. Our liability for errors or omissions is limited to the cost of the inspection fee paid. We do not provide guarantees, warranties, or repair cost estimates. Client Responsibilities Clients must ensure safe and timely access to all inspection areas. We are not responsible for inaccessible spaces, concealed defects, or conditions outside the scope of a standard inspection. Bellwether Home Inspection – Refund & Cancellation Policy We know that buying or selling a home can move fast, and sometimes plans change. This policy explains how Bellwether handles cancellations, refunds, and rescheduling in a way that’s fair to both our clients and our inspectors. Refund Policy Effective: October 2025 At Bellwether Home Inspection, our goal is to provide every client with thorough, professional, and reliable service. We understand that sometimes circumstances change, and we aim to handle cancellations and refunds fairly for both our clients and our inspectors. Cancellations More than 24 hours’ notice: Cancellations made at least 24 hours before your scheduled inspection will receive a full refund of any deposit or prepayment. Less than 24 hours’ notice: Cancellations made within 24 hours of your appointment may be subject to a cancellation fee of up to 100% of the inspection cost to cover reserved time and travel. No-shows or denied access: If the inspector arrives and is unable to access the property, the inspection fee is non-refundable. Rescheduling We’re happy to reschedule inspections at no charge if requested at least 24 hours in advance. Rescheduling within 24 hours of the appointment time may incur a small fee to offset lost scheduling availability. Refunds After Inspection Inspection fees cover the time, labor, and professional expertise of our inspectors. Once an inspection has been completed and a report has been delivered, the fee is non-refundable. However, if you believe there was an error or oversight, please contact us directly at info@trustbellwether.com within 7 days of your inspection. We’ll review your concern promptly and work toward a fair resolution. Third-Party Services Refunds for specialized testing (e.g., radon, mold, water, lead, or energy audits) may vary depending on whether laboratory fees have already been incurred.
